Method
Sales: DVF land registry data (DGFiP, published by Etalab, open licence), single-house sales without flats, deeds from 1 January 2021 to 31 December 2025, known built area of at least 40 m², price per m² between €500 and €20,000 (excluding land deals).
Distance to the shore: distance between the sale’s location (DVF geolocation, at parcel level) and the land boundary of the coastal towns (IGN, Admin Express COG Carto, open licence), which follows the coastline, estuaries and rias included. It is a straight-line distance, not a guaranteed view.
Coastal premium: gap between the median price per m² of houses within 300 metres of the shore and that of houses further away, in the same town. It measures an average position effect; a front-line house with a direct view usually sits well above it.
Medians are shown from 20 sales only. No individual sale is published or linked to a named house. Updated at each half-yearly data release.
Questions
What is a sea view worth in southern Finistère?
In median terms, +17% per square metre for a house within 300 metres of the shore, compared with houses further away in the same town, on 2021-2025 sales. The gap varies widely: from +58% in Fouesnant to under 10% in the Bigouden country.
Why is the premium low in Loctudy or Penmarch?
Because almost every house in those towns is already within a kilometre of the water, and seaside housing there is old and dense: position alone creates no gap. The premium there depends on the actual view, house by house.
Does this premium apply to my house?
No. It is an average position effect, not a valuation. A house with a direct view and access to the shore sits well above it; a house 200 metres from the water with no view, below. That is what the valuation after a visit is for.
A great house cannot be valued online.
