Selling a château in Brittany
A château is sold on a national, sometimes worldwide, scale to a handful of buyers. The price depends less on floor area than on the state of the roofs, the park, the outbuildings and what can be done with them. This page brings together what an owner needs to know before deciding, and the figures for sales above one million euros in the towns of southern Finistère.
What drives the value of a château
The roofs first: their condition often decides the price as much as everything else. Then the restored and habitable floor area, the heating, the unity of the estate, the park and its trees, the usable outbuildings, access and distance to stations and airports. A maintained château with invoices and plans sells; a château to restore sells too, but to another buyer and on another scale.
Historic monument: what it changes
A classified or listed château can still be freely sold between private individuals. The sale of a classified building must be notified to the administration, and the buyer must be informed of the protection. Works on protected parts require authorisation and the oversight of the heritage architect; in return, restoration costs give access to grants and, under conditions, to a tax deduction. These rules are precise: have them confirmed by your notaire or the regional heritage office.
Who buys a château in Brittany
French and foreign families seeking a family home, hotel investors, people with wedding or seminar projects, and a few heritage collectors. For a business project, the buyer looks at zoning, accessibility, parking and the capacity of the outbuildings before the drawing rooms.
Preparing the sale
Gather the plans, the history of works and their invoices, the protection order, the surveys, any leases on land or outbuildings, and a report on the trees in the park. A complete file, translated into English, avoids pointless visits and reassures a buyer coming from far away. The sale can remain confidential: presented only to qualified buyers, with no publication.

Questions
How much is a château worth in Brittany?
No average price is meaningful: two châteaux in the same town can differ fivefold depending on their roofs, park and condition. Sales above one million euros give the scale of the local market; the value of a specific château is established after a visit.
Can a classified historic monument be sold?
Yes. Classification does not prevent the sale; it requires informing the administration and the buyer, and governs future works. Check the exact procedure with your notaire.
Is an energy performance certificate required for a château?
Buildings classified or listed as historic monuments are exempt. An unprotected château is subject to it like any house, and an energy audit is required for classes F, G and, since 2025, E.
How do I sell a château without advertising?
By presenting it only to registered buyers whose search matches, after checking their financing, with no advert or public photographs. The price and surveys are given to every buyer introduced.
