Selling a manor in southern Finistère
A manor is sold neither like a house nor like a château. It sells rarely, to a buyer who was already looking for it, and its value cannot be read from a price per square metre. This page brings together what you need to know before putting it on the market: what matters, who buys, what the law requires, and the real market figures for the towns of southern Finistère.
What drives the value of a manor
Value is built from the condition of the main house and its roofs, the floor area that is genuinely habitable and heated, the outbuildings, the unity of the estate and its privacy. A manor whose surroundings have been subdivided, or whose farm was sold separately, is not worth one that has kept its whole. Historic-monument protection, documented restorations and the absence of easements count as much as floor area.
Who buys a manor in Brittany
Families looking for a main or second home with character, foreign buyers, mostly British, Belgian, Swiss and North American, and people with a project: guest rooms, receptions, holiday lets. Each looks at different things. The foreign buyer wants an English version of the file and a clear estimate of works; the project buyer wants the local planning zoning and the drainage situation.
What the law requires before the sale
The usual surveys apply: energy performance certificate, asbestos for any building whose permit predates 1 July 1997, lead for anything built before 1949, electrical and gas reports where installations are over fifteen years old, natural-risk statement, and an inspection of private drainage less than three years old. For a house rated F or G an energy audit is compulsory, and since 2025 for class E as well. A manor listed or classified as a historic monument is exempt from the energy performance certificate. Check each point with your notaire: the rules change.
Selling without advertising
Many manor owners want neither photographs on the portals nor visits from the curious. A discreet sale means presenting the house only to registered buyers whose search matches, after qualification, with no publication. The price, fees and surveys are still given to every buyer introduced, as the law requires; only the advertising disappears.

Questions
How much is a manor worth in Brittany?
There is no price per square metre for a manor. Sales of houses at €500,000 and above give the scale of the local market, town by town; the value of a specific manor is built after a visit, from its condition, its land and the few comparable sales.
How do I sell a manor in Finistère?
By preparing the file before any publicity: title, plans, surveys, history of works, protection order if any; by setting a price from comparable sales; then by choosing between a discreet sale to identified buyers and publication. Foreign buyers expect a file in English.
Does a listed manor sell for less?
Not necessarily. Protection requires the approval of the heritage architect for works, but gives access to grants and to a specific tax regime. Its effect depends on the file and on the buyer.
Can a manor be sold to foreign buyers?
Yes, with no restriction for a private individual living inside or outside the European Union. Ti Kaer publishes in French and English, and the buyers’ list receives searches from abroad.
How long does it take to sell a manor?
Longer than an ordinary house: the number of buyers is small and each compares several regions. A complete file and a price based on real sales shorten that time; an overpriced launch lengthens it for good.
