Selling a longère or a farmhouse in southern Finistère

The longère is the quintessential Breton house: granite, slate roof, south-facing façade, hamlet. Tastefully renovated, with land and no overlooking neighbours, it reaches the prices of large houses. This page brings together what an owner needs to know before selling, and the figures for sales in the inland and estuary towns of southern Finistère.

What drives the value of a longère

The quality and age of the renovation, insulation and heating, orientation, the land and its privacy, the absence of farm or road nuisance, distance to the sea and to towns. Renovated outbuildings, a well, an orchard or direct access to a path all count. A divided longère or a densified hamlet changes category.

Drainage, zoning and land

Most longères rely on private drainage: an inspection by the public drainage service, less than three years old, is compulsory at the sale, and a non-compliant system must be brought up to standard by the buyer within a year. Agricultural or natural zoning in the local plan limits extensions and changes of use of outbuildings: the buyer will check. Land let to a farmer falls under the farm-tenancy statute and its right of first refusal.

Who buys a longère in Brittany

Families settling year-round, British and Belgian buyers attached to stone, second-home owners seeking quiet twenty minutes from the sea, people with projects for holiday lets or small-scale farming. Many want a house with no works to do: renovation invoices are an argument.

Selling a longère discreetly

The finest longères, isolated and renovated, often sell without an advert, to registered buyers whose search matches. Ti Kaer presents these houses in French and English, with the price, fees and surveys given to every buyer introduced.

Questions

How much is a renovated longère worth in southern Finistère?

The median prices of houses sold for €500,000 or more in the inland and estuary towns are published above for 2021-2025. A renovated longère with land and no overlooking sits among those sales; one to restore, below. The precise value is established after a visit.

What is the difference between a longère and a penty?

The longère is the long house of a farm, often extended by the cowshed or barn; the penty is the small low house of a labourer or fisherman. Both sell on the quality of the renovation and the land.

What if the drainage system is non-compliant?

The sale is still possible: the inspection report is given to the buyer, who must carry out the works within a year of the deed. The cost is negotiated; a quote obtained before the sale avoids an excessive discount.

Can a longère be sold with tenanted land?

Yes. The farm tenancy continues with the buyer, and the tenant farmer has a right of first refusal on the land he works. Your notaire handles the clearance of that right before the sale.
